  • What is included in the monthly assessments?

    It varies from sub associations to the master association.


    General items covered by the master are landscaping, snow removal, trash, water, exterior maintenance of common areas, and a full-time and part-time property manager.


    Sub associations’ HOA fees include all of the master items which are landscaping, snow removal, trash, water, exterior maintenance of common areas, and a full-time and part-time property manager. In addition, exterior maintenance of the sub associations 

    building (roof, tuck pointing, common area cleaning/painting) and insurance for building.

  • What do townhomes and single family owners have to pay for as owners?

    Single family and townhomes are both fee simple. Meaning that as owners in addition to your HOA fees you are responsible for all other costs associated with maintaining your home.

  • What day is garbage day?

    For single family homes and townhomes, it’s Monday.


    For condos, each condo building has a garbage dumpster located near it. Those bins are picked up three times a week. 

  • What is the rental policy?

    Each condo building may have its own policy, but, overall there are no rental restrictions for the community.

  • Can I AIRBNB?

    Each condo building has their own rules for this and it is recommended to check with the rules and regs for that building.

  • Does the HOA have cable or Internet packages?

    At this time they do not

  • Does the HOA have a gym?

    At this time they do not.

  • How do I communicate with my neighbors?

    There are several ways to connect with your neighbors including the TownSq app the HOA uses and Facebook. There are two Facebook groups for this HOA. 


  • What does the HOA do as a community?

    The HOA members hold many events in the area including the holiday egg hunt in the spring, 4th of July activities, fall fest in the fall and various other activities including food trucks on weeknights or weekends for residents

  • Where do residents go to get food and groceries?

    There are several options near the HOA to obtain food and there are seven grocery stores within 1.5 miles of the HOA.

  • Who is the management company?

    Associa Chicagoland manages the master HOA.


    Sub associations are self managed or managed by one of several management companies on property including PRM and Associa Chicagoland

  • What do residents love about the area?

    Click here to meet your neighbors and many residents enjoy the proximity to downtown and all of the green space.

  • What is the sense of community?

    The community has a variety of members and a variety of activities for residents. Residents give back through community clean up days, holiday events and annual fundraisers to help others in need in Chicago. 

  • What is the makeup of the management staff and onsite staff?

    There are two full-time janitors onsite and one part-time.


    One full-time property manager and one assistant property manager.

  • Who is the plumber to call?

    The HOA does not have a preferred plumber, but many residents have recommended Ethan at ES Mechanical, who can be reached at (773) 307-6171.

  • Who is the handyman to call for small projects?

    The HOA does not have a preferred handyman, but many residents when asked on TownSq and Facebook have recommended Octavio at OMS Remodeling, who can be reached at (630) 615-9202.

  • Who is the landscaper to call?

    The HOA has a contract with Semmer for landscaping and snow removal. Use TownSq to bring issues to property manager around landscaping. Residents should inform property manager of any changes they wish to make with landscaping.

  • Who is a remodel company to call?

    OMS Remodeling has worked with several residents in the development. They can be reached at 630-615-9202.

  • My garage door broke, who should I call?

    Residents recommend the following companies

  • Who should I contact for renters or homeowners insurance?

    The HOA does not have a preferred insurance agent. However, members of the community recommend Ryan Wahlheim with State Farm. His office number is (630) 541-6350
